New homes are built to a code, warrantied by Tarion, and inspected before you move in. That does not mean every home is perfect on day one. This guide is a practical checklist for evaluating quality at each stage of a Spruce Trails purchase, from feature sheet to pre-delivery inspection.
Stage one: reading the feature sheet
The feature sheet is the first place quality shows up. Look for specifics rather than adjectives. A feature sheet that lists brands, thicknesses, R-values and specifications gives you more to hold on to than one that says premium and quality in every line.
Stage two: on-site visits
If the builder organises model or on-site tours as construction progresses, walk them with quality in mind. Look at how finishes meet each other at corners, doors and windows. Well-built homes are built carefully at the joints; the flat wall in the middle of a room tells you less.
What to look at during a model tour
Doors that close cleanly, tile joints that line up, cabinet doors that hang square, trim that meets flush at corners, and floors that feel level under foot. These are the small details a good crew gets right consistently.
Stage three: pre-delivery inspection
The pre-delivery inspection, or PDI, is your official walk-through of the finished home before taking possession. It is your best opportunity to document deficiencies in writing before you take the keys.
Room-by-room walk-through
Start at the entry and work through every room in order. Do not skip closets, mechanical rooms, or the outdoor space. Open and close every door and window. Turn on every light, every tap, every appliance. Test every outlet with a small tester. Note anything that seems off, even if you are not sure.
Stage four: the first year
A new home reveals itself in the first year of use. Drywall settles, floors move slightly, and small defects that were not visible on PDI day show up under real use. Ontario's Tarion warranty covers many of these in the first year, and there is a formal process for reporting.
Stage five: longer-term quality
Beyond the first year, warranty coverage narrows: some elements are covered in the second year, and major structural defects are covered up to seven years. Most homeowners never make a major structural claim. What matters over time is regular maintenance: filters, seals, caulk, HVAC service and paying attention to small changes before they become big ones.
