Step one: get real about your budget

Rank the collections in order of fit before you go to the appointment. If your first pick is not in the release you attend, you have a considered fallback.

Step four: know your first-time buyer programs

Ontario offers a Land Transfer Tax rebate for eligible first-time buyers. The federal Home Buyers' Plan lets eligible first-time buyers withdraw from an RRSP toward a home purchase without immediate tax. The federal First Home Savings Account (FHSA) offers another tax-advantaged path for first-time buyers to save toward a home. Programs change from time to time, so confirm current eligibility, limits and rules with your accountant or lawyer.

Step five: read the agreement carefully

The agreement of purchase and sale is the contract that governs your entire purchase: deposit schedule, occupancy, adjustments, warranties, and the builder's rights. Have a real estate lawyer review it during the ten-day cooling-off period on a new condo purchase. That is not optional if you are new to this.

Step six: plan for occupancy and closing

Occupancy and final closing on a condo-form purchase can be months apart. Between them, you take possession and pay interim occupancy fees while final closing is arranged. Ask what your monthly occupancy fees are estimated to be, when interim occupancy is expected, and when final closing is planned.

Step seven: start building the after-life

The best move-in weeks belong to buyers who planned the ordinary things. Set up utilities in advance. Update your address across your accounts. Book movers early.
