Pre-construction deposits on Ontario townhomes are staged, not paid all at once. This guide explains how the typical deposit schedule works, where the money goes, and how to think about deposits as part of the overall financial plan for a Spruce Trails purchase.

How a staged deposit works

Instead of one large cheque, a pre-construction deposit is split into installments due on specific dates after you sign. A first cheque or wire is due on signing, followed by additional installments over the months that follow. That structure lets buyers plan cash flow instead of paying the entire deposit up front.

Every builder sets its own schedule, and the schedule can vary between phases of a single community. The exact Spruce Trails deposit structure will be released with pricing and shared with VIP registrants first.

Where deposits are held

Deposits on new condo-form homes in Ontario are held in trust, typically by the builder's lawyer, and are protected by Tarion up to the current statutory limits. Your agreement of purchase and sale will state where deposits are held and the trust conditions attached.

As a rule of thumb for back-to-back townhomes in the GTA, staged deposits often add up to a low double-digit percentage of the purchase price by the end of the schedule. Planning your cash flow

Line up your down payment sources

Every installment needs to arrive on time. If part of your down payment sits in registered accounts, non-liquid investments or waiting on a sale, plan the timing so funds are available on the exact dates required. Missing a deposit installment can put you in breach of the agreement.

Coordinate with your mortgage

Your total deposit becomes the equity portion of your future mortgage. Your mortgage professional should model your carrying costs using the exact deposit schedule once it is released so you know the mortgage size you will actually be closing.

What happens if plans change

Life changes during a multi-year build. Your agreement will spell out any assignment rights, cancellation clauses and cooling-off periods. During the ten-day statutory cooling-off period on a new condo purchase, you can walk away and recover your deposit. After that window, whether and how you can exit is governed by the agreement, and any assignment usually requires the builder's consent and comes with fees.
